This cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
No Guests of Guests are permitted.
Unauthorized overnight guests are subject to additional charges per person and or may be cause for immediate termination of the rental agreement without refund.
NO PARTY’S.
No refunds will be given for storms, weather, or natural disaster. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to weather, or natural disaster that do not directly affect the property, and road conditions. Should for any reason cause to demand refund or portions thereof occur, these reason(s), cause(s), incident(s) and or demands must be made to the Homeowner immediately.
Keep the property and all furnishings in good order.Smoking is NOT allowed inside the cabin, OR Smoking may be allowed outside only. Beware of all Colorado Fire Ban Laws. Please pick up your butts.
Only use appliances for their intended uses.
No dogs or pets are permitted unless pre-approved for agreement. If guests arrive with pre-approved dog(s), owners and handlers must assume full responsibility for the dog. Keep dog(s) under control at all times. Keep the dog(s) off of furniture and beds. Be aware of wildlife and do not allow dog(s) to harass, attack, injure or kill wildlife. Unauthorized pets are subject to additional charges of $50.00 per day.
No Shooting of Firearms on the property or sub-division.
Parking: Limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas property driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
Fireplace: The fireplace is a wood burning stove. Wood is provided. When in use the door must be closed. Only wood, fire logs and paper are permitted as burning materials. Any damages caused by improper use or negligence are the sole responsibility of the renter(s). Do not use the fireplace stove for cooking.
Outdoor fire pit: A fire pit is provided behind the house. Fires are permitted only when Gilpin County has No Fire Bans. All guests must call (303) 582-5500 to check on camp fire status and bans. Additional fire bans enforced by the National Forest Service may also apply. Fires are only permitted in the designated fire pit and must be attended at all times. All fires must be fully extinguished after use. Guest who use the fire pit, assume all related responsibilities in doing so. DO NOT use any fire wood provided. You must find, gather and provide other wood for outdoor use. Cut wood provided is for the wood burning fireplace only.
Water and Septic: The [cabin/property] is on a well and septic systems. DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, disposable wipes, or etc., should be flushed at anytime. The water is great for drinking and regularly tested. It is high in mineral content and may appear cloudy.
Washer/Dryer/Dishwasher: You'll find the washer/dryer in the green bedroom. Please do not use the washer when showering or use the dishwasher, washer, or shower at the same time. That has been known to cause an electric overload on the pump. One at a time please. Please place the detergent pack directly into the drum of the front-loading washer. Please make sure to clean out the lint trap with every use of the dryer.
Trash: Please bag all trash in the plastic trash bags provided. On departure place all trash into a larger 40-gallon trash bag also provided. Put this bag of trash into the Bear Proof Dumpster near the garage. Never place un-bagged trash into the bear dumpster. Large trash bags ONLY are to be used.
Departure: Kindly at 10:00 AM Mountain Time. Please turn off all lights, TV, Stereo, and ceiling fan. Make sure the fireplace stove door is closed and secure. DO NOT DUMP ASHES! Please load and start the dishwasher. The red light on the front will ensure it is running. Load used towels and linens into washer. If items were taken outside from the cabin please return them. If keys were used, return them to the lock box or leave in key box. Turn down the heat to 50 degrees. Make sure all doors and windows are closed and locked.
Pet Fee: $40.00 per stay, per dog. Please pay before check in. Dogs only-25 pounds or less.
CHECK OUT INSTRUCTIONS
Thank you for staying at dancing Bear Cabin. We hope you enjoyed your time here and in the area. Please be aware that our Check Out Time is 10:00 AM. Please be courteous of our Housekeepers schedule. Unless previous arrangements have been made, there will be a LATE CHECK-OUT FEE of $25.00 per hour billed to your account, if Housekeeping is delayed.
Please, before you depart in the morning;
- Pull the sheets from the bed, but leave the bedding, unless it is soiled, Place all used towels, linens and sheets into the washing machine.
- Please place all dirty dishes in the dishwasher and also start the dishwasher prior to departure.
- Place your trash into the large trash bag provided and place the trash in the Bear Dumpster.
- Return any items used to the shed.
- If you moved furniture or tables, please return them to the original position.
This is most helpful when preparing for the next guests.
